Green Community

Shui On Land announced its Sustainable Development Policy and formed the Sustainable Development Committee in 2006. In 2012, the Company first announced the Six Major Guidelines of Sustainable Development. In response to the new development, the company updated the Six Major Guidelines of Sustainable Development for 2017-2021 in July 2017.

Shui On Land implements sustainable development practice in different aspects of operation. In addition, a number of its projects have been awarded the LEED certification from the United States Green Building Council (USGBC) and Green Building Lable certification from the Ministry of Housing and Urban-Rural Development of the People’s Republic of China.

Green Planning

The idea of healthy green living is embedded in Shui On Land’s community development model. Strategies like mixed-use development, smaller land blocks and denser-road network, public transport-oriented development, well-planned open space layout and pedestrian-oriented system are employed in the master-planning stage that make the people living in Shui On Land’s communities able to enjoy a convenient, efficient, healthy and comfortable life style while reducing the dependency on cars. We follow master-planning principles to create sustainable communities. At the same time, we pledge to obtain LEED-ND certification for all of our large-scale master-planned projects.

Green Design

At Shui On Land, the concept of sustainable development is fully incorporated in the architectural design of the projects. In order to provide a healthy, relevant and efficient living space while respecting the nature, our design aims to protect the environment and reduce pollution through energy saving, water conservation, land and material conservation. Shui On Land pledges that all new commercial projects will be accredited with LEED or China Green Building Lable certifications, and all new residential projects will be accredited with China Green Building Lable certification. Shui On Land’s eco-friendly design uses a number of sustainable technologies. The design not only focuses on technology, but also emphasises providing easy-to-use methods on the basis of a healthy and comfortable living. These initiatives also promote the idea that “Sustainability is a lifestyle”.

Green Construction

Shui On Land promotes green construction measures. We not only use eco-friendly materials but also recycle and reuse materials to save resources so as to protect the environment. We also adopt a range of measures to strictly monitor the construction process. Measures adopted include: emphasising waste recycling and reuse of materials, strengthening flood management and control, and strictly controlling the quality of indoor environment. Measures are implemented to minimize disturbance caused by construction, protect the environment and provide a healthy working environment for workers.

Green Operation

Premium property management provider, Feng Cheng Property Management Limited, a subsidiary of Shui On Land, strives to provide excellent property management services by offering professional operation management to create a green and healthy living environment for its clients.
Feng Cheng’s accolades:
  •  Obtained the certification of GB/T 24001-2004/ISO 14001:2004 Environmental Management System.
  •  Obtained “Class-A Qualification” certificate issued by the Ministry of Housing and Department of Urban-Rural Development of China.

Visual Energy Monitoring System: Shui On Land provides visual energy consumption calculation and real-time monitoring, carbon emissions tracking, energy-efficiency diagnostics, indoor air quality (temperature and humidity and hazardous suspended particulates) monitoring for all the buildings it owns and manages.
These measures enable:
1. Scientifically measure a building’s energy consumption and obtain accurate data on its carbon emissions and indoor air quality.
2. Strengthen management in operation to promote building energy conservation in a targeted manner to reduce energy consumption.
3. Design and achieve reasonable energy consumption targets for new projects based on historical data to avoid wastage.
4. Provide tenants with personalized energy conservation and indoor air quality services.
